The Arena Office Fund capital raise is an opportunity for investors to buy into a diversified portfolio of commercial property assets which has the following characteristics;
- We are getting to buy the units at a discount of 36% to the current market price.
- The yield on this investment will be approximately 8.96%* per annum and it will be 100% tax deferred in the first year.
As disclosed by Arena the current pricing also does not take into account recent positive leasing deals that have been undertaken within the portfolio making it even more attractive.
The game plan is to provide a liquidity event in five years time after the property market stabilises. This may involve a wind up of the fund or a listing onto the ASX so investors can sell their holdings should they wish. It is essential to realise that in the medium term there will be limited to zero liquidity for this product.
